The proposed Spring Mountain project will be located west of Pyramid lake in the Winnemucca ranch area. The development will include 12,000 homes and 2 million square feet of commercial space.
This has been an interesting topic to follow. I thought I would weigh in.
First let me say I am all for growth and expansion, but it needs to be done responsibly. Urban sprawl needs to be contained in our region. The impact on the area needs to be considered. Fire and police protection, schools, roads, water, etc..
Access to the area is the first issue that comes to mind. I lived in the Spanish springs valley about 6 years ago and the traffic was tough. Now it is worse than ever. There is no direct freeway access to the area and it is very congested. Add 12,000 homes and increased truck traffic to the area and we have a big mess.
We have vacant subdivisions all of the Reno/Sparks area. We have many vacant homes currently on the market that need to be filled. We have hundreds of vacant/under construction condos in the downtown corridor. Bottom line is the area was overbuilt for the past 5 or 6 years and we need to time to recover. It will take years to absorb all the homes, condos and lots.
In addition we have a huge industrial/warehouse complex going in east of Sparks. We have vacant office buildings all over the area.
Do we really need more homes and commercial space in the area?
It’s time we take a breath and begin recovery process. We can evaluate our situation in a few years.
